When was the last time you had your commercial water heater serviced? Prolong your water heater and improve energy efficiency with this water heater maintenance checklist.

Commercial Water Heater Maintenance Checklist

A commercial water heater maintenance checklist is a guide for what to do and check during routine servicing by professional plumbers, contractors, facility managers, and business owners. We break it down into five steps.

1. Turn the water heater off.

Turn the water heater off and allow it to cool overnight. Turning the water heater off will prevent scalding or other injuries.

2. Check the valves and look for leaks.

Check the valves and look for possible leaks on pipes and joints. Following the manufacturer’s label recommendations, check the temperature and pressure (T&P) relief valve. Ensure that it’s set at the recommended water pressure.

Pro Tip! Apply soapy water on the pipes and pipe joints. If bubbles appear, there’s a leak.

3. Flush any sediment build-up.

Attach a drain or garden hose to the drain valve on the side of the tank to flush sediment from the water heater. Eliminating sediment build-up will improve efficiency and prolong the life of your water heater.

4. Check the anode.

Check the anode rods each time you perform maintenance to check for corrosion. The anode’s job is to protect the water heater lining and the inside of the tanks from corrosion and damage. Hard water and other factors may mean you will need to replace the anodes every 3-5 years.

5. Refill the tank.

Refill the tank by closing the drain valve and opening the cold water supply valve. Turn on one or more hot water faucets to help air escape from the tank and pipes as the water fills before turning the water heater back on.

How Often Should I Service My Water Heater?

Industrial and commercial water heaters need maintenance every six months since they work harder than most residential heating systems. We recommend having a professional plumber service your commercial water heater in the spring and fall, especially if you have hard water. Not only will you extend the life of your water heater, but you’ll improve its energy efficiency and save money.
